The most reliable investments in Ukraine: despite the war, agricultural land is becoming more expensive

The average cost of a hectare exceeds UAH 57,000.

Surprisingly, during the war one of agricultural land turned out to be the most reliable asset. Its value in hryvnia equivalent increased by approximately UAH 15,500 (by 37%). Ihor Mazepa, the founder and owner of the investment company Concorde Capital, stated this in an interview with Forbes Ukraine.

“There are people who want to invest. And the prices were not particularly high. The average price of 1 hectare in the pre-war period was UAH 41,700 ($1,541 ), during the war – 57,200 hryvnias ($1,464),” says Mazepa.

However, taking into account the devaluation of the hryvnia this year, the value of agricultural land in dollars increased by 5%.

< p>The average profitability of such an investment has remained at the level of only 6% per annum.

According to him, currently the sale of land has returned to the pre-war level. One of the reasons is reliability – such property cannot be destroyed even during war, the exception being the occupation of the territory. In addition, it is a currency asset “which, when the economy fell by 30%, decreased in value by only 5%”.
