The real estate market in Kyiv is starting to recover. If with the beginning of the Russian invasion, construction in the country stopped, then in April the situation began to improve. In particular, since the second half of the month, the capital's developers have become more active, but they have faced certain problems.

Development company Perfect Group, which was one of the first to resume work on most of its facilities in Kyiv and part of the residential complex in Odessa, says that despite the start of construction and measures taken at the beginning of the year to reinsure in crisis situations, the situation remains difficult. p>

“The cost of most materials has increased one and a half to two times. The price of metal has risen significantly – the main suppliers still remain in the zone of active hostilities or Russian occupation. Some workers have not yet returned to Kyiv and many of the weapons workers are defending our state, ”they said of the company's main problems.

Although housing prices have risen by an average of 5-10% in the western and central regions, they are still at pre-war levels in the capital. Nevertheless, according to various forecasts in the real estate market during 2022, a significant rise in housing prices is expected.

“The first component is the increased cost of construction. In general, the increase in the cost of materials will be at least one and a half times in all categories. Many components are now in short supply and need to be bought abroad – even for relatively affordable housing, “said the Perfect Group.

The company also points to higher logistics due to increased fuel costs and changes in material delivery routes.

“Another important point is the significant increase in demand for apartments, which developers are not yet able to fully meet. The number of active complexes has fallen after a difficult pandemic for the sector, and new developers are unlikely to start new LCDs until the end of the war, “said the construction company.

According to them, the state today can help developers with soft loans, through which companies will be able to give buyers long-term installments, as well as direct soft mortgages for people who have lost it. A separate item in the construction company is the simplification of bureaucratic procedures for starting construction and putting housing into operation to speed up construction.

“The state must implement a number of measures – financial and organizational, meet current housing needs, especially for those who have lost it and hope to receive it on preferential terms or free of charge from the state, “the company said, adding that it is ready to join future government housing programs for Ukrainians who lost it during the war. .

Note that the most active real estate sales resumed in Transcarpathia – 95%, also began to sell 90% of housing in the Lviv region, Odesa – the leader of the south, where apartments are sold in 56% of housing. In Kyiv and the region, the sale of housing was resumed in 14% of complexes.
